However, when booking an appointment for a waterfront property, there are some additional considerations to take into account.
The time of day for which you book a shoot is an important consideration with any property you are listing, but it is especially important when the appointment is for a waterfront home. Typically premium properties, peak lighting and good weather are especially important to make sure that marketing materials reflect the true level of appeal of the home.
If the listing is on a tidal water source like a bay, inlet, tidal river, or the ocean itself, the tide should also be taken into account. Scheduling an appointment as close to high tide as possible will make the water pop more in photos and video. It will be closer to shore (and the home), closer to the deck of a fixed dock, and will provide a cleaner overall look in the exterior shots.
One of the great things about having a waterfront home is being able to have things like kayaks, boats, jet skis, etc. ready to use on a whim. However, when getting listing photos and video for a property, too much of this equipment can be distracting rather than enticing. It is important to make sure that the yard and dock are organized, and it is equally important that visible watercraft or recreational equipment are well maintained or left out of view.
