The importance of lighting to getting the best possible real estate photos.

Our skilled team of photographers use a flash technique to make sure that your pictures come out bright and clear. However, the natural and artificial lighting in a home can play a big role despite this technique. What home lighting considerations are there when looking to optimize your listing photos?

Natural Light

In order to maximize the amount of natural light in the home, the seller should clean the windows inside and out. It is amazing how quickly windows can collect grime that noticeably diminishes the amount of light coming through, so this can help even if the home has been recently cleaned.

On the day of the appointment, any window coverings should be pulled open to allow in more light. Blinds should also be either fully open or half open, matching throughout the entire home. The determination as to whether they should be fully or half open should be based upon whether the view outside is a selling feature or not. Where possible, fully open is preferable for photography purposes.

Artificial Light

In preparation for the appointment, lights throughout the home should be checked to ensure that they have functional bulbs and that all of the lights in the same space are of the same color temperature (i.e. neutral warmth throughout the entire living room).

On the day of the appointment, all of the lights in the home should be turned on in order to provide the maximum amount of light. Exposed bulbs, such as in chandeliers, should be dimmed or left off, however, or they may appear as bright glares in the photos.
