Effective marketing is a constantly moving target where even small cultural shifts have nearly real-time influence on the efficacy of particular messaging. The past year has seen tremendous changes in what people are looking for in both their lives and their homes, and the way that many homeowners think about and relate to their home is fundamentally different than before the pandemic. That means that the most effective terms to use in a listing description have also changed. An article recently published by NAR cites some interesting research about what the most commonly used words to use in a listing description have become.


Terms To Use

As cited in the article linked above, most of the terms that were used most frequently in the massive data set are related to the changing priorities that people have in a home. The most used words and phrases mostly revolved around describing a sense of space in the home. In particular, the article points to terms like  “large,” “full,” and “spacious.” As people are looking for their homes to serve more purposes than ever (home, office, entertainment, gym, etc.) people are looking for more square footage and descriptions have adjusted to suit that desire.
